How to Make an Offer on a Property

Knowing when and how to make your offer can be the difference between securing your dream home and losing it.

Making an offer is both an art and a science. Offer too low and you risk offending the seller or losing to another buyer. Offer too high and you overpay. The goal is to make a credible offer that gives you the best chance of success at the right price.

Do your research first

Look at what comparable properties have sold for in the area. Is the asking price in line with the market? Is the property priced to sell quickly, or has it been sitting for a while? This context shapes your opening offer.

Be a strong buyer

The price isn't everything. Sellers also care about certainty. Being chain-free, having a mortgage in principle, and showing flexibility on completion dates can make your offer more attractive than a higher offer from a less prepared buyer.
